Full plans procedure
'Full Plans’ means the submission of fully detailed plans, specifications, calculations and other supporting details to enable the Building Control Surveyor and Structural Engineer to check compliance with the Building Regulations. The amount of detail depends on the size and type of building works proposed. You should include a location plan showing where the building is relative to neighbouring streets. A Full Plan Application must be made if the building is subject to the Fire Precautions Act 1971 or the Fire Precautions Workplace Regulations 1992, or built over or close to a public sewer.

Advantages of using full plans
The advantages of using the full plans method of submission are:
- The plans can be examined and approved in advance for 25% of the total charge
- A formal notice of approval or rejection must be issued within five weeks unless applicant agrees to extend this to two months. However we will normally take only three weeks to check the plans.
- When work starts on site, Building Control must be notified and where the total amount of the charge has not already been paid, the remaining 75% of charge is invoiced for after the first visit on site.
- A free Completion Certificate will be issued on satisfactory completion of the work. This will aid in selling your house in the future.
- The approved plans may be used for at least three years even if regulations change.

Guidance for drawings
When you submit drawings to building regulations there are some requirements. It is essential to show the following on all drawings:
- Plans should be drawn in metric units.
- Extensions and alterations should be shown in colour for the new works to define it from the existing building.
- A location plan not less than 1:1250 scale must be included.
- A scale or block plan showing the site boundaries and position of the property, drains, trees and other buildings or possible hazards.
- All relevant elevations, showing cladding, windows, doors and other openings must be included.
- A sectional drawing through the work must be included.
- The use of each room in the building should be indicated.
