Aylesbury Vale Employment Land Study (March 2008)

This study was commissioned by us to assess future requirements for employment land in the district and make policy recommendations accordingly. 

As a growth area, Aylesbury Vale needs to provide new jobs alongside the housing growth. The emerging South East Plan sets out a target of 21,200 net new jobs for the period 2006-2026. The study sets out what is required to ensure that we, as a planning authority provides enough land and the right kind of land to accommodate and encourage this growth. The study covers selected land uses comprising industry, warehousing and offices. In planning terms these are known as employment uses and correspond to use classes B1-B8. They do not include other land uses that generate employment, such as retail, leisure and many public services. 

This study is an update to the Aylesbury Vale Employment Study carried out by consultants DPDS and GWE, which was published in revised form in 2005. The 2005 study required updating due to recent developments, and the review of the South East Plan. 

The 2008 study looks at the economy and current employment within the district, and provides a review of land and property markets in the Vale. The report identifies potential opportunities for growth and considers what land and property will be needed to accommodate and to encourage growth. The report also provides a qualitative assessment of existing employment areas and the supply of development sites identified for employment. Chapter 6 of the report forecasts future demand for employment land in Aylesbury Vale and compares it with the supply identified, to see if more, fewer or different sites should be provided in the plan period to 2026.
