Aylesbury Vale Employment Site Audit

Delivering the economic vision

The Employment Land Study (2008) has now been published and provides an update to the 2005 GWE and DPDS report on this page. Please follow the link on the left to download the updated Aylesbury Vale Employment Land Study (2008).

The Aylesbury Employment Site Audit (2005) has been funded by the Office of the Deputy Prime Minister as part of the Sustainable Communities Plan. The study has been undertaken to help inform us and associated key agencies in maintaining, providing and marketing a suitable scale and type of employment land provision. This is crucial in the light of plans for the continuing residential expansion of Aylesbury up to 2021 and beyond, in the Milton Keynes & South Midlands Sub-Regional Strategy, and emerging South East Plan as well as to meet both the forecast growth in the district economy and the employment needs of residents.

Part 1 of the study comprised two parts, an economic and sector profile of the district and an audit of rural and urban employment sites across the district. This part of the study is not available at this stage as it contains confidential information in relation to the sites identified.

Part 2 of this information to assess future employment land requirements to 2026 and to identify any planning action necessary to meet this in terms of provision for new sites and/or better use of existing employment land. It comprised two elements:

Part A, prepared for us by consultants GWE, considered the likely employment growth in the district, the factors influencing this and the floor space requirements to facilitate this growth and drew conclusions on the scale and nature of future employment allocations.
Part B, prepared for us by consultants DPDS, comprised a detailed review of the development potential, constraints and needs of selected existing employment sites for current and different employment uses or, if more appropriate, alternative uses altogether.
Further to publication of the Part 2 work, feedback was received which led GWE to revisit the calculations made in the original report, and, as a result, make some alterations. A revised version of the report, including all the changes which have been made, has now been published. The cumulative effect of the changes is to reduce the total employment land requirement identified for the district to 2026 from 143 hectares to 129 hectares. This represents a 20 hectare reduction in additional requirement in the period 2002-2016, and a 6 hectare increase in requirement in the period 2016-2026.
