The LABC Warranty Scheme
The scheme offers specific products for speculative residential housing, social housing and self builds. It has been created in partnership between LABC, the representative body for Local Authority Building Control, and MD Insurance Services Limited (MDIS), the company that administers the scheme which is regulated by the Financial Services Authority (FSA).
LABC New Home Warranty
This caters for speculative developers and builders covering conversions, new build and mixed use developments. The product recognises and rewards quality projects with competitive premiums and market-leading terms. Service and support is fast and seamless because of MDIS’s experienced, dedicated customer service team.
LABC Social Housing Warranty
A competitive tailored solution covering shared-ownership, rented or key worker accommodation projects. Quality is rewarded with the same advantages given to speculative developers. Cover can be provided for either a 10 or 12 year period.
LABC Self Build Warranty
Designed specifically for individuals building their own homes - both new build and conversions – to provide peace of mind. Quality is rewarded through competitive premiums and excellent service based on MDIS’s extensive experience of self build projects.

LABC partnership scheme
The partnership scheme allows architects and agents to work with their preferred local authority, regardless of where the work will take place.
This can assist in getting the best out of the design and checking relationship to ensure the needs of the client are met whilst complying with the Building Regulations. Designers have a host of considerations when they carry out the design of a building, extension or alterations and value having a checking team they know and can rely on.
To be able to do this we are part of the Local Authority Building Control Partnership Scheme. This allows architects and agents to submit applications to their preferred local authority even though the work might be outside of that Local authority area. That authority checks the plans and then advises the host authority (the authority where the work is actually taking place) when the plans can be approved and the host authority inspects the work on site. As recompense for time spent checking the plans the partner authority receives the plan checking or initial charge and the host authority the inspection charge for the relevant work.
These architects and agents are not guaranteed by Buckinghamshire Council but have proven themselves as capable of submitting applications that show compliance with the Building Regulations. It should also be stressed that we are not in a commercial partnership with these architects or agents in the same way as other business partnerships.
We do however advise all customers to carry out their own checks on anyone, before they employ them in any role.
The LABC partner scheme only covers those who draw plans for checking with compliance with the Building Regulations and does not cover builders or building companies even if they are subsidiaries of a partner company.
